If we identify that property investment is a viable path for you, we invite you to a First Meeting where we present a tailored strategy based on your numbers, goals, and timeline. This includes your finance structure, borrowing capacity, tax position, and a preview of what your property portfolio could look like over the next 5 to 10 years. If everything makes sense, we then move into action with full support from our team at every step.If we discover that now is not the right time, we will guide you on what needs to happen before you’re ready. Sometimes, borrowing less in a smarter structure gets you further than maxing out your limit.

You may have to, depending on how much deposit or equity you have. Lenders Mortgage Insurance (LMI) is usually required when you borrow more than 80% of a property’s value. However, in many cases, paying LMI can be a strategic move. It might allow you to enter the market sooner, preserve your savings, and benefit from capital growth earlier. We help you assess whether paying LMI makes sense in your situation or if there are smarter ways to structure your finance to avoid or minimise it.

LVR stands for Loan-to-Value Ratio. It is the percentage of the property’s value that you are borrowing.
For example, if you are buying a property worth $600,000 and borrowing $480,000, your LVR is 80%. The higher the LVR, the less deposit you are contributing and the more risk the lender takes on. That is why borrowing over 80% often triggers Lenders Mortgage Insurance (LMI).
Understanding your LVR is important because it affects your loan approval, interest rates, and overall strategy. We help you structure your LVR in a way that balances risk, tax efficiency, and long-term growth.

An offset account is a powerful tool that can reduce the interest you pay on your home or investment loan. It works like a regular bank account, but the balance is “offset” daily against your loan balance. For example, if your loan is $500,000 and you have $50,000 in your offset account, the bank only charges interest on $450,000. This helps you pay off your loan faster and save thousands in interest without locking your money away.  We show you how to use your offset account strategically, not just for savings, but as part of a broader plan to reduce debt, manage cash flow, and increase your investment power.
